01 / THE SITE BEFORE THE SKETCH
The same area.
A different set of possibilities.
A 20 × 50 ft plot and a 25 × 40 ft plot both have an area of 1,000 sq ft. Their proportions differ. The road edge, orientation and neighbouring conditions add more differences. A plan found online should help you explain a preference—not be treated as a ready-to-build answer.
- Note every measured side, the road-facing edge and north direction.
- Bring the location and any survey, ownership, existing plan or approval documents you already have.
- Share safe, accessible photographs of the site, road and surroundings.
- Record what you know about access, existing connections, site and road levels, and past water entry.
- Ask which measurements and documents need verification by the appropriate professional.
Do not infer land-use permission, ownership validity or buildable area from a map screenshot. These are separate checks for the actual property.
02 / THE PEOPLE BEFORE THE ROOMS
Brief a normal day.
And a changing family.
Make three lists: essential now, desirable if feasible, and something you may need later. That is more useful than asking for every feature in a reference image.
Daily life
Who lives here? Do parents need a ground-floor bedroom? How do cooking, work, studying and guests overlap?
Practical space
Parking, storage, laundry, a puja space, privacy and movement: what is difficult in your current home?
Personal preferences
Bring Vastu or orientation preferences if important to your family. Discuss them alongside practical requirements, rather than after the layout is final.
Future intentions
Share hopes for another floor or a different household arrangement. These need design and structural consideration; they are not automatically possible.
03 / A CLEAR DRAWING SCHEDULE
A good-looking view
is not the whole plan.
Ask what each document is for. A 2D layout explains arrangement; a 3D view helps visualise appearance. Confirm the separate technical and submission requirements with qualified professionals.
- Which layout drawings and dimensions will be supplied?
- Are 3D exterior or interior views included, and how many?
- Which structural and services drawings are included or separate?
- Who prepares or submits documents required by the relevant authority?
- What revisions, formats and issue stages are included in the fee?
Agree how changes will be recorded before the drawings are used for an estimate. Connect the plan to a specification with our construction-cost comparison guide.
