01 / A SHOP AND AN OFFICE ARE NOT THE SAME BRIEF
Describe the day.
Before choosing the façade.
For a Gorakhpur commercial project, identify the activity, who will use the space and how people and goods arrive. “A commercial building” is too broad to describe a useful layout or a comparable estimate.
| Discuss | Shop brief | Office brief |
|---|---|---|
| Arrival | Entrance, customer movement, display and any waiting. | Staff access, visitor reception and meeting arrangements. |
| Working space | Selling area, stock, counters and movement of goods. | Workstations, shared tasks, focused work and storage. |
| Services & equipment | Actual equipment, service needs and maintenance access. | Actual equipment, connectivity needs and service points. |
| Future change | Changing product displays or business operations. | Changing team use or room arrangements. |
These are briefing prompts, not an exhaustive compliance checklist or a claim that any proposed use is permitted at the property.
02 / WHO DOES THE WORK BETWEEN TWO SCOPES?
Shell. Fit-out.
Ready for your business.
- The building or shell
- Record the structure, enclosing work, existing condition and agreed service provisions relevant to the proposal.
- The internal fit-out
- Identify partitions, finishes, joinery, lighting and other internal work, with design and installation responsibilities.
- Equipment and separate purchases
- List furniture, business equipment, signage and specialist systems that are outside or separately priced from construction.
Ask who prepares a service point and who connects the equipment, who makes good a finished surface after another trade, and who checks compatibility with the selected equipment. Put the answer in the scope rather than assuming “complete work” covers every interface.
03 / A TARGET DATE NEEDS A DEPENDENCY LIST
Plan the decisions
that come before opening.
- Record the current property, drawing and permission status.
- Identify which design and specification decisions remain unresolved.
- List separately supplied items and the information needed before ordering.
- Discuss construction, service and fit-out dependencies with the relevant people.
- Confirm what completion, inspection and handover mean for the actual project.
A target date helps frame the conversation; it is not a substitute for a project-specific programme. Use the quote comparison worksheet to check which parts of the opening budget the construction quote actually covers.
04 / THE ADDRESS AND PROPOSED USE BOTH MATTER
A local project.
Property-specific checks.
Confirm the relevant authority, permitted use and applicable requirements with qualified professionals before relying on a residential layout or a previous occupier’s use. The GDA website provides official planning resources; it does not establish clearance for an individual proposal.
If the property is leased or shared, identify the owner’s role, retained areas and any agreed limits before commissioning changes. The required checks depend on the actual property and use; this guide does not promise a particular permission, approval time or opening date.
Share the site location, intended activity and scope with Urban Construction’s commercial construction service. Ask the team to confirm what it can undertake and what requires separate professional or specialist involvement.
